Although our name is our specialty we also provide all other facets of the survey industry, below is a brief explanation of some of our services:
ALTA/ACSM Land Title Surveys- Normally a title company, lender or lender/borrower counsel will require a survey that conforms to the current ALTA/ACSM Minimum Standard Detail Requirements for a land title survey and various "Table A" option.
Design Survey/As-built Surveys- This survey is requested when future development is predominant, or can also be used as an "as-built" survey to show existing post construction conditions.
Encumbrance Survey- Typically used for site feasibility and possible future uses. A developer or private property owner would request this type of survey for a more cost effective understanding of the burdens on their property.
Flood Certificates- Flood certificates are generally required by a lender, title insurance or general insurance company. The Elevation Certificate is an important administrative tool of the National Flood Insurance Program. It is to be used to provide elevation information necessary to ensure compliance with community floodplain management ordinances, to determine the proper insurance premium rate, and to support a request for a Letter of Map Amendment or Revision. Boundary Survey- Boundary surveys are requested by many different types of entities. In most cases they are generally requested for a disputed line. In such a case we survey the line(s) and improvements and produce a plat depicting the existing conditions. In other cases we will set/re-set monuments that physically show where the line is. Or a property may be conveyed by several deeds and we will produce a plan depicting the relationship of deeds for a better understanding of the property.
Distance Certifications- Professional athletic or sporting events may require a certified distance in order to establish accurate distances should any world records be broken. These surveys carry their own standards and specifications, depending on the event and jurisdication.
